Management vs refurbishment & demolition survey: which do you need?
The two main asbestos surveys do very different jobs. Choosing the wrong one can hold up building work or leave you non-compliant. Here's how to tell them apart.
What a management survey does
A management survey is for a building in normal use. It locates asbestos that could be disturbed during everyday occupation and maintenance, assesses its condition, and records it so it can be managed and left safely in place. It's how most duty holders meet the duty to manage.
What a refurbishment & demolition survey does
This survey is fully intrusive. Because refurbishment or demolition will disturb materials a management survey deliberately leaves alone, the surveyor opens up the fabric to find asbestos everywhere work will reach. It's a legal requirement before that work starts.
